RAF Coltishall is a former air base located approximately 14km north of Norwich comprising 260 hectares of disused brownfield land. The Team produced a vision for a model eco settlement of up to 5,000 new homes together with schools, offices, light industry, training, retail and leisure uses. A new Norfolk Broad is designed to provide sustainable urban drainage and a home for a wide range of local animal and plant species. The vision encompasses management of development activities to minimise the risk of pollution and contamination and promote the concept and aims of biodiversity. Environmental, social and economic concerns are addressed at a development-wide level. The layout, proportion and disposition of land-uses illustrated in the vision for RAF Coltishall have been determined with social equity and economic sustainability in mind.
