Castle Hill Village is the first phase of the New Garden City at Ebbsfleet. The illustrative masterplan was produced as a ‘proving layout’ for the site owners, Land Securites to illustrate how the desired housing mix could be arranged to create an attractive living environment. The plan follows the rules set out in the site-wide design strategy and meets the various planning conditions set in the outline consent. Our team liaised closely with the affordable housing provider to ensure the scheme is ‘tender blind’. The village is set in a new country park and has 1,800 new homes, a primary school, community facilities and local shops. The team also produced a comprehensive set of design codes to ensure developers placed emphasis on exemplary placemaking. The proposed character is derived from North Kent vernacular with traditional forms and details in a contemporary way. The first homes are now occupied and the second phase is about to get underway.
